Before deciding, gather three figures from your contract: the contract value, what you have paid so far, and the penalty and refund terms if any.

In an assignment, the buyer pays you an amount now and continues the instalments. In a cancellation, the developer applies the contractual penalty and refunds the rest on the timeline in the contract.
